March 15, 2017 at 10:44 amMy husband and I recently closed on our first home in northern Westchester. Don Rizzo was our mortgage broker and definitely our favorite real estate professional that we worked with throughout the home buying process. He was smart, efficient, very professional and ALWAYS available when we needed him.
When I first reached out to Don, it was really to get a sense of whether my husband and I were in a position to purchase a home, or if we needed to wait in order to save more money. We didn’t have a huge down payment but Don recommended a few different options that worked given our financial situation (income, credit, savings, etc.). I provided Don with financial information and the purchase price we were targeting and he was then able to tell me roughly what a monthly payment would be. After our first conversation over the phone, Don prequalified us and we decided to start house hunting. Don even provided recommendations for local real estate agents and attorneys.
When we found homes we were interested in and it was time to submit offers, Don was available to update our preapproval letters with barely a moment’s notice. After finding our dream house, the transaction became more complex, due to some issues that came up with the house right before we were originally expected to close. We ended up having to push the closing date out by almost three months (the sellers fault, not ours or Don’s) and Don was extremely helpful every step of the way in terms of extending or re-locking our rate, sending updates about when certain documents would need to be updated, etc. He also provided sound advice based on his own experience and what he had seen with other transactions and we really relied on him since the whole process was new to us.
We didn’t shop around that much for a mortgage but did check with a few other lenders directly and we were able to get a better deal through Don. Don also went out of his way to save us some money on extension fees at the end of the transaction, which he didn’t have to do but it was MUCH appreciated. I should also mention that all of our contact was over the phone and through emails. This made everything that much more convenient since we were living in Queens but Don was based out of Westchester. It was never necessary for us to meet in person, though I am sure he would be willing if to if needed.
I recommend Don in a heartbeat to anyone looking to buy a home in the NY or Northern NJ area and have already told a friend of mine who is just beginning to consider a home purchase to reach out to Don. Don and Matt are amazing. After trying 3 other lenders including my own (WF) who I have been with for 30 years it was only Don Rizzo at Sun Mortgage who was able to find a mortgage to fit my financial situation for an income property located in Garrison, NY. Although all my other numbers worked out, because I was self-employed, the other lenders said because income did not grow EVERY year they could not help me. Thanks a lot WF. It was only Don who came up with a viable alternative of using a lender who used cash flow as the basis. It was a new product and because of that the lender seemed to have growing pains. They asked for every conceivable piece of information they could think of whether or not it had a bearing on the mortgage. I could get into the details but there is not enough room here. They asked for the same documents I had previously submitted 3 or 4 times. It was maddening. There were many times throughout the process I was ready to throw in the towel and say this investment property was just not worth it but, much to his credit Don said to be patient. If Sun Mortgage can figure out a difficult situation like this a conventional mortgage would be a breeze for them. I would absolutely recommend Sun Mortgage, Don Rizzo and Matt to anyone seeking a mortgage. They are the gold standard when it comes to mortgage brokers. Their customer service is second to none.
